That is usually how render delamination begins – not as a dramatic collapse, but as a gradual loss of bond between the render coat and the surface behind it. Once that bond breaks down, the finish may still sit in place for a while, but it is no longer performing as it should.
One of the clearest signs is a hollow or drummy sound when the wall is gently tapped. Sound areas tend to feel solid and dense. Delaminated sections often sound more echoing or empty. That does not always tell you how deep or widespread the failure is, but it is a strong warning sign.
You may also notice bulging, slight movement, stepped cracking, or patches that look proud of the surrounding wall.
